Sellers interview more than one agent. The one who shows up with a plan for their home, their price and their timeline usually gets the signature. This is how I build that plan with AI, the same workflow I teach on coaching calls.
Why custom wins
A generic deck tells the seller about you. A custom presentation tells them about their house: what it's worth, who will buy it, and how you'll market it. AI lets you make one for every appointment without giving up your evening.
What you need
- MLS accessThe address, property details and recent comparable sales.
- An AI assistantI use Claude. ChatGPT works too.
- Your brandingA Canva link, or a few notes on your colors, voice and photos.
- NotebookLMTurns your presentation PDF into a short podcast.
- LoomScreen recording, to walk the seller through the comps.
- A deadlineThe date you'll ask the seller to review everything by.
The seven steps
Have the pre-listing conversation
Before the appointment, qualify the seller on the phone: why they're moving, when, and what they think the home is worth. Everything you build next comes from this call.
Pull the property and the comps
From the MLS, copy the address, the property details and the recent comparable sales. That's the raw material.
Let AI draft the presentation
Paste the details and comps into your AI assistant with your instructions. In about five minutes you have a marketing document for that home: the price range, the likely buyer and the marketing plan.
Then add your branding, read every line and fix anything that doesn't sound like you.
Deliver it more than one way
Some sellers read, some listen, some watch. Send the PDF, turn it into a podcast of about thirteen minutes with NotebookLM, and record a Loom that walks through the comps.
Send one focused email
Four or five links at most: the presentation, the podcast, the market video. Any more and nothing gets opened. Give the seller a date to review it by.
Practice the conversation
Scripts are tools, not something to recite. Practice until your words, your tone and your body language match.
Role-play the pricing talk out loud: listing above, at or below market, and what each one means for the seller.
Ask for the signature
Every listing presentation should end with a signed agreement, or at least a clear next step on the calendar. Plan for that from step one.

Mistakes to skip
- A presentation about you instead of about their home.
- Sending AI output without reading it. Edit it until it sounds like you.
- Ten links in the follow-up email.
- Reading the script word for word.
- Leaving without a next step on the calendar.
