Property tours are some of the most useful videos an agent can post. They show off homes and neighborhoods, and they show sellers how you market. The problem is time. This is the faster way I teach.
Why build it at your desk
A traditional tour means scheduling the home, filming room by room, editing and uploading. With this workflow you start from the professional listing photos and build the tour from your office, in a fraction of the time.
What you need
- Listing photosThe professional photo set for the home.
- ChatGPTTo plan the shot order and write the narration.
- RunwayTurns still photos into short motion clips.
- CapCutEditing, background removal and captions.
- A microphoneYour phone is fine for the voiceover.
- PermissionFrom the listing agent, for any home that isn't your listing.
The six steps
Pick the homes
Your own listings, or other agents' listings that fit your market. For anyone else's listing, contact the listing agent and ask permission first.
Get the professional photos
Ask for the full photo set. Better photos make better motion.
Animate the photos
Use ChatGPT to plan the order of the rooms and the camera move for each one, then use Runway to turn each photo into a short clip.
Put yourself in the tour
Record yourself presenting, remove the background in CapCut and place yourself over the footage. Now it's your tour, not a slideshow.
Narrate the home and the neighborhood
Record a voiceover: the layout, what makes the home special, and what it's like to live nearby. That's the part viewers remember.
Publish, then repeat
Post it to YouTube with the neighborhood in the title. Save your prompts and project files so the next tour takes even less time.

Keep it honest
- Never use another agent's listing without permission.
- Animate the camera, not the home. Don't let the AI add, remove or change anything in a room.
- Check your MLS and brokerage rules on advertising listings before you post.
- Don't skip the narration. Without your voice it's a slideshow.
